Mortgages feel stressful when you can't see what's coming. So here's the whole thing — every phase, every timeline, every 'what happens next' — before you ever apply.

01Day 0

The conversation

It starts with a text or a call — not a form. Justin listens to where you are (income, savings, debts, timing) and gives you an advisor's honest read on your options. If the right advice is "wait six months and do these two things," that's the advice you'll get.

02Days 1–3

Pre-approval

When the plan says go, you complete Fairway's secure application, Justin reviews your credit and documents, and you get a pre-approval you can shop with. This is what turns your offer from a maybe into a contender.

03Weeks to months

House hunting

You and your real estate agent do the fun part. Justin stays on speed dial: any house you're serious about, he'll run the exact payment before you write the offer — so you never fall in love with a number you can't live with.

041–3 days

Offer & acceptance

Your agent writes the offer, backed by your pre-approval and, when it helps, a call from Justin to the listing agent. Having worked the agent's side of transactions, he knows exactly what makes an offer feel safe to sellers.

05Week 1–2 of contract

Processing & appraisal

The file machine spins up: updated documents in, appraisal ordered, title work opened. Justin quarterbacks all of it and tells you what's needed before it becomes urgent.

06Week 2–4

Underwriting

A Fairway underwriter verifies everything. Conditions come back — normal, expected, not scary — and Justin translates each one into plain English and knocks them out with you.

07A few days before

Clear to close

The magic words. Your loan is fully approved, final numbers are prepared, and you review the Closing Disclosure with Justin line by line. By design, nothing on it should surprise you.

08Closing day

Keys

You sign, the loan funds, and the house is yours. Justin doesn't vanish afterward either — rate check-ins, refinance timing, equity questions: the advice keeps working after the loan closes.
